In this comprehensive 3‑hour training, students will engage in a detailed review of the contracts most relevant to the closing process. The course is designed to strengthen participants’ understanding of how real estate contracts function, how they are structured, and how each component plays a critical role in moving a transaction successfully from offer to closing.

The course is designed to strengthen participants’ understanding of how real estate contracts function, how they are structured, and how each component plays a critical role in moving a transaction successfully from offer to closing.
The session begins with an introduction to real estate contracts and their purpose within the home‑buying and selling process. Students will explore how agreements are formed, what makes a contract legally binding, and why consistent use of standardized forms helps protect all parties and reduce misunderstandings.
Participants will then take a closer look at both general “boilerplate” contract provisions and transaction‑specific terms. Boilerplate sections cover foundational legal concepts that appear in most real estate contracts, such as default clauses, dispute resolution, notices, and governing law. Understanding these terms ensures students recognize the rights and responsibilities that apply universally across transactions.
From there, the course dives into the key terms that shape the specifics of an individual real estate deal. These include:
- Property identification and legal descriptions
- Purchase and sales price structure
- Closing date and possession considerations
- Earnest money (good‑faith deposits) and the rules governing how it is held, returned, or forfeited
- Roles of buyer, seller, and licensed real estate professionals
- Special stipulations drafted to address unique agreements or conditions between the parties
Students will analyze how these items interact, the common issues that arise during transactions, and best practices for preventing contract conflicts or delays.
The final portion of the training covers the supporting documents that accompany the main contract. This includes a thorough explanation of exhibits, such as the Seller’s Property Disclosure Statement, Lead-Based Paint Disclosure, community association disclosures, and financing contingencies. Students will also learn how amendments and special agreements—including changes to sales price, closing date adjustments, repair amendments, and inspection-related modifications—are used throughout the contract period to reflect negotiated updates.
By the end of the class, participants will have a clearer understanding of how to properly read and interpret contract forms, improving their ability to guide clients confidently through the closing process and reduce risks related to incomplete or inaccurate contract documentation.
