In this 1-hour comprehensive training, students will gain a deeper understanding of the essential documents, procedures, and terminology used by lenders throughout the real estate loan and closing process. The course provides a structured overview of how lenders prepare, review, and transmit key loan documents, and how these materials guide the actions of the settlement agent.
Participants will examine actual examples of lender‑provided documents to understand their purpose, structure, and required components. Students will explore various loan types—including conventional, FHA, VA, USDA, jumbo, and portfolio loans—and identify the unique documentation requirements associated with each category.

A significant portion of the training will focus on lender closing instructions and the preliminary Closing Disclosure (CD). Students will learn how to read and interpret these documents, identify red flags, and understand how lender directives influence the settlement timeline, disbursement of funds, and overall compliance responsibilities. By the end of the session, students will be equipped to navigate lender communications more confidently and perform their role as settlement agents with greater accuracy and efficiency.
