In this comprehensive 3-hour training workshop, students will gain a solid foundation in the core components of title work, including title commitments, clearing requirements, policy structures, and the role of endorsements. Designed for individuals working in real estate, title, lending, or closing services, this course provides both conceptual understanding and practical guidance.

Participants will explore the purpose and function of title commitments and title insurance, learning why they are essential to the real estate transaction process. The training will break down the structure of a title commitment, including Schedules A and B, and teach students how to identify, interpret, and resolve title issues that may affect insurability.

Through step‑by‑step instruction, students will learn how to order title searches, review the resulting documents, and accurately read and clear title exceptions—from unreleased mortgages and judgment liens to boundary or access concerns. Real‑world examples will guide learners through evaluating which issues must be cured, which may be insured over, and which require additional documentation or legal action.

Students will also receive training on how to properly generate Closing Protection Letters (CPLs), Title Commitments, and final Title Policies, ensuring compliance with underwriting guidelines and state-specific requirements. Discussion will include the lifecycle of a title file, from initial search request through issuance of the owner’s and lender’s policies. Key topics include:

Common Exceptions
Understanding standard exceptions found in title commitments, why they exist, and the circumstances under which they may be removed or modified.

Policy Types
A detailed look at owner’s vs. lender’s title insurance, ALTA vs. state variations, and how policy coverage shifts between commitment and final policy.

Endorsements
An overview of commonly used ALTA endorsements, what risks they address, and how to determine eligibility and underwriting requirements.

Quiet Title Actions
A high-level explanation of what quiet title actions are, when they are necessary, and how they impact the timeline and issuance of title insurance.


By the end of this course, students will be better equipped to manage title files efficiently, communicate effectively with clients and underwriters, and navigate complex title issues with confidence.
