In this focused 3‑hour training, students will observe and gain clarity on the essential steps that take place immediately after a real estate closing has been successfully completed. The session provides a detailed overview of post‑closing workflow, emphasizing the importance of accuracy, timeliness, and compliance as documents transition from execution to final processing. Participants will learn how a well‑structured post‑closing process protects all parties involved and ensures that the transaction is fully and properly finalized.

Students will develop a solid understanding of key responsibilities, including returning executed documents to the lender according to their specific instructions, managing the disbursement of checks, and overseeing the proper recording of required documents with the county. The course introduces the practical tools and technology commonly used in the industry, such as recording documents through Simplifile and the Georgia Superior Court Clerks’ Cooperative Authority (GSCCCA) system. Instruction will also cover how to complete and generate the PT‑61 form, ensuring compliance with state requirements for real estate transfer filings.

The training further explores more advanced post‑closing tasks, including how to calculate and manage a split recording when a property spans multiple counties. Students will learn not only how to determine the appropriate cost distribution but also how to draft the required explanatory blurb that must appear on page one of the recorded document. By the end of the course, participants will be equipped with the knowledge and procedural insight necessary to support accurate, compliant, and efficient post‑closing operations.
